About: We’re a growing company!

In 2019, we were self-managing a small rental portfolio. The effort and energy required to manage were growing, so we started looking to hire a property management company that would manage like we do – treating tenants well, repairing quickly and inexpensively, and providing great housing at fair pricing. We found lots of great property management companies, but we couldn’t find one that worked the way we do. So, we decided to build one.

We hired in-house experts to handle all aspects of maintenance, including electrical, plumbing, carpentry, HVAC, and property turns. This allows us to respond quickly and keep costs down.

Frequently Asked Questions

There is no cost to get started with us; simply sign the management agreement and we begin work immediately. All fees are ceded from rent, so rarely is there ever a scenario where you’ll be paying up front for anything.

You will be paid on the 15th of every month (allowing 2-3 days transfer time). We pay via ACH transfer, so when you sign up, you’ll fill out a bank form to send funds to your preferred account.

All we need is the current lease agreement and the Security Deposit, and we’ll take it from there!

We never charge a management fee if your property is between tenants.

We’re great at response time. Often we can get to a property and get the problem solved same-day. 70% are finished the next day and nearly 96% finished within the week.

We perform preventative maintenance such as air filters, smoke detectors, and water heater testing,  ensure all property agreements are being honored, and check for any damage.

We like doing business with people who trust us, and as property owners ourselves, taking care of a property requires a lot of discernment; we discern the level at which we ask permission, based on factors like severity, utility, danger, law requirement, and foremostly cost. Usually we will check your opinion on orders over $500.

All locks are changed after vacancy, and we maintain a backup key for our properties.

Property Management is a busy industry, and we know you’re just as busy as we are. We use common sense and communicate clearly and seldomly. You’ll receive an email every month from the Property Manager showing payment details and maintenance details if applicable.

All payments are late by the 6th; if payment is not received, we begin proceedings by the 10th of the month, and we handle all court hearings and set-outs, if for some reason it comes to that. This is built-in to our agreement so it is no extra fee.

While hard to predict, generally an eviction takes place about 45 days from date of delinquency, on average. This can vary depending on the location of your property.

We post to all major real estate websites, such as Zillow, Rent., Apartments.com, and many more. Your property will be seen by hundreds or even thousands of people daily.

Yes! We perform all our showings in-person, as well as document all IDs before showings. We also occasionally have Virtual Tours if the need arises.
