- Are there hidden fees?
- No. We charge a flat $115 per month per door, $500 to place a tenant, and $250 to renew a lease. There is no vacancy fee, technology or portal fee, inspection fee, advertising fee, or setup fee. Maintenance is billed per job and shown line by line on your statement.
- What does the flat fee include?
- Marketing and showings, tenant screening, lease enforcement, rent collection, monthly ACH disbursement with an itemized statement, maintenance coordination through our in-house crews, routine inspections, and renewal handling.
- How long is the contract?
- The management agreement runs twelve months and then continues month to month. We put the exact terms in writing before you sign.
- What are the cancellation terms?
- Ask us for the current agreement and we will walk you through the notice period line by line before you commit. We do not hold owners hostage with a property that is not performing.
- Do you charge while the property is vacant?
- No. If there is no tenant paying rent, there is no monthly management fee.
- Do you mark up maintenance?
- Yes, our in-house repair work carries a markup like any service line. Because there is no outside vendor taking retail margin first, the all-in invoice to the owner is typically lower than a third-party manager passing through a vendor bill.
