We're not going to tell you we charge "real cost" on repairs — nobody runs an in-house repair team at cost. We mark our work up like any service line. The reason the owner still wins is structural: there's no outside vendor in the middle to pay retail to.
A recent example: an HVAC repair ran $435 all-in through our team versus a $760 outside quote for the same scope. Both numbers include markup — ours just starts lower because we're doing the work, not paying someone else to do it and adding to their invoice.
When in-house isn't the cheaper option — specialized trades, after-hours emergencies, anything outside our wheelhouse — we say so and use a vetted third party. You'll see the line item either way.

Our in-house maintenance team handles about 95% of repairs with no percentage added to their work. You pay the cost of parts and labor, and we coordinate the visit, the warranty, and the follow-up.
When a job requires an outside specialist, we add 10% to the vendor invoice. That covers sourcing the right contractor, scheduling around the tenant, supervising the work, and standing behind the warranty if something fails.
Our own properties go in the same queue as yours. Repairs don't jump the line because we own the house.
Percentage managers are aligned with you on vacancy but not on rent growth. Flat-fee managers are usually the reverse. These are our answers to all three.

There's no contract at Plenteous. Thirty days' notice, any time, any reason, no penalty.
Your management fee applies only to months your rent is collected. Vacant month, or a month the tenant doesn't pay — you owe us nothing.
Terms: Management fee is charged only for months in which rent is collected. Applies to vacancy and non-payment alike. Placement and leasing fees per the published schedule.
If a tenant we placed has to be evicted, we run the eviction at no charge to you. We handle evictions in-house, so there's no legal bill in the ordinary case. Inherited a tenant from a previous manager or from self-managing? Flat $699.
Terms: Covers filing fees, court costs, and our coordination for tenants placed by Plenteous under our standard screening criteria. We handle evictions in-house and do not use outside counsel in the ordinary course. In the rare event a contested matter requires an attorney, those fees are the owner's, and we'll tell you before anything is incurred.
If a tenant we placed is evicted or leaves without paying the lease-break fee, we find your next tenant with no placement fee.
Terms: Applies to tenants placed by Plenteous within 12 months of placement. Free placement applies to the same property.
