How much does property management cost in Greenville, SC?
Most Greenville managers charge 8–12% of collected rent plus about one month's rent to place a tenant. Plenteous charges a flat $115 per month per door, $500 for tenant placement, and $250 for a lease renewal. There is no fee while a property is vacant.
Why do you charge a flat fee instead of a percentage?
Managing a single-family rental takes the same work whether rent is $1,200 or $2,800 — the same screening, renewals, and maintenance calls. A percentage charges you more for identical work as rent rises. We are owners ourselves, so we priced it the way we would want to be charged.
What is included in the monthly management fee?
Marketing and showings, tenant screening, lease enforcement, rent collection, monthly ACH disbursement with an itemized statement, maintenance coordination, routine inspections, and renewal handling. Repairs are billed per job and shown line by line.
Are there hidden fees?
No. There is no technology or portal fee, no inspection fee, no advertising fee, no setup or onboarding fee, and no vacancy fee. If it is not on the pricing page, we do not charge it.
How fast do you lease a property?
It depends on price, condition, and season — a well-priced, rent-ready home in Greenville leases far faster than one that needs work or is priced above comps. We give you a realistic window for your specific address in the rental analysis instead of a blanket promise.
What areas do you serve?
We manage rentals in Greenville, Greer, Simpsonville, Mauldin, Taylors, Travelers Rest, Easley, and the surrounding Upstate. Our office is at 3215 Old Buncombe Rd in Greenville.
Do you allow pets?
That is the owner's call, and we will give you a recommendation. Allowing pets widens the applicant pool meaningfully in the Upstate and usually shortens vacancy; when pets are allowed we handle pet screening, pet rent or deposits, and lease terms covering damage. Assistance animals are not pets under fair housing law and cannot be refused or charged for.
How do you screen tenants?
Credit, income verification at roughly 3x rent, employment verification, prior landlord references, and criminal and eviction searches. Every applicant is measured against the same written standard, consistent with fair housing law.
Do you manage short-term rentals as well as long-term?
Yes, and we own both. If your property earns more furnished and nightly than on an annual lease, we will tell you and run it that way. Most managers only do one, so their recommendation is decided before they see your property.
Who handles maintenance and repairs?
Our own in-house crews cover electrical, plumbing, HVAC, carpentry, and unit turns. Work carries a markup like any service line, but there is no outside vendor taking a retail margin first, so the all-in invoice is usually lower. We use vetted third parties only when they are the better option.
Is there an owner approval limit for repairs?
Yes. Routine repairs below the threshold in your agreement proceed so residents are not left waiting; anything above it comes to you with the scope and cost first. Genuine emergencies are handled immediately and reported the same day.
How and when do I get paid?
Rent is disbursed monthly by ACH once funds clear, with an itemized statement showing income, repairs, and fees. Year-end reporting is provided for your tax preparer.
How long is the management agreement, and can I cancel?
Twelve months, continuing month to month afterward. We will walk you through the notice and cancellation terms in writing before you sign — we do not want an owner locked into something that is not working.
What happens if a tenant stops paying?
We follow South Carolina's notice process immediately rather than letting arrears build, keep you informed at each step, and file for eviction when that becomes the right call. Court costs and attorney fees are owner expenses; our time managing the process is not billed separately.
Do you handle inspections?
Yes, and routine inspections are included at no extra charge. We document condition with photos at move-in, periodically during tenancy, and at move-out.
Do I need to be local to use Plenteous?
No. A meaningful share of Upstate rental owners live out of state. Everything from approvals to statements happens remotely, and our crews are the boots on the ground.
Can you take over a property that already has a tenant?
Yes. We assume the existing lease, collect the deposit and records from your prior manager or from you, introduce ourselves to the resident, and set up rent collection. There is no onboarding fee.
What if I would rather sell than keep renting?
We buy houses in the Upstate through our acquisitions arm, occupied or vacant, in any condition. If renting is not right for your property, we will make an offer instead of pushing a management agreement.
