Plenteous manages 175+ doors across the Upstate, 144 of them our own. We built this company because we wanted our own homes managed a specific way — fast response, aggressive marketing, in-house repairs, long-term or short-term depending on which actually wins, and tenants treated like our grandma lives there. The fee schedule below is what falls out of that philosophy.

Quick response time.
Tenants and owners both get answers fast. Vacancies and small problems compound when nobody picks up the phone.
Aggressive, effective marketing.
Vacancy is the largest hidden cost in this business. We market hard so units don't sit, because a month empty dwarfs any management fee.
Long-term or short-term — whichever wins.
We run both. We'll model long-term and short-term ROI for your property and recommend the higher-return path, not the one that pays us more.
In-house repairs.
Our own technicians handle about 95% of work orders with no markup on labor or parts — you pay the itemized cost. Outside specialists carry a 10% coordination fee on the vendor invoice.

Percentage-manager numbers reflect typical Greenville pricing (10% of rent + one month leasing fee + $400 renewal) and are illustrative, not a quote from any specific competitor. Excludes maintenance markups, which often add another 10–20% on every vendor invoice for percentage managers.
About maintenance: yes, we mark up.
We're not going to tell you we charge "real cost" on repairs — nobody runs an in-house repair team at cost. We mark our work up like any service line. The reason the owner still wins is structural: there's no outside vendor in the middle to pay retail to.
A recent example: an HVAC repair ran $435 all-in through our team versus a $760 outside quote for the same scope. Both numbers include markup — ours just starts lower because we're doing the work, not paying someone else to do it and adding to their invoice.
When in-house isn't the cheaper option — specialized trades, after-hours emergencies, anything outside our wheelhouse — we say so and use a vetted third party. You'll see the line item either way.
Long-term or short-term? Whichever wins.
We operate both. For your property we'll model the cash flow under a standard 12-month lease and under a short-term / mid-term rental strategy, then recommend the higher-ROI path for that specific home. Sometimes that's long-term. Sometimes it's a furnished mid-term targeting traveling nurses or relocations. Sometimes it's a true short-term stay.

What does Plenteous charge to manage a rental in Greenville?
Flat $115 per month per door for ongoing management, $500 to place a tenant, and $250 to renew a lease. No fee while a unit is vacant. No tech fee, no portal fee, no routine inspection fee, no setup or onboarding fee. Maintenance is handled by our in-house team at a marked-up rate that, because there's no outside vendor in the middle, typically lands below what a third-party manager would invoice for the same work.
Why a flat $115 instead of a percentage of rent?
The work to manage a single-family rental is essentially the same whether rent is $1,400 or $2,800 — same screening, same renewals, same maintenance calls. A percentage charges more for the same work as rent rises. We're owners of 144 doors ourselves, and a flat fee is how we'd want our own homes priced, so that's how we price yours.
What is your tenant placement fee?
$500 flat. The industry default in Greenville is one full month's rent — on a $2,000 home that's $2,000 every time a tenant turns over. A flat $500 keeps the placement cost honest regardless of rent and removes the incentive to churn tenants.
What is your lease renewal fee?
$250 flat. Most Greenville managers charge $300–$500 per renewal, and some charge a percentage of the new rent. Renewing is almost always cheaper for an owner than turning a unit, so we keep the fee low to make renewals the path of least resistance for everyone.
Do you mark up maintenance?

What hidden property management fees should I watch for elsewhere?
When you compare quotes, ask for: leasing fee structure, renewal fee structure, maintenance markup percentage, vacancy fee, technology/portal fee, inspection fee, advertising fee, and setup/onboarding fee. Any manager who won't itemize these in writing is the answer to your question.
