Who we are
Owner-operated
We own rentals in the same market we manage. Every policy is one we live with in our own portfolio first.

In-house crews
Our own technicians handle electrical, plumbing, HVAC, carpentry, and turns — no waiting on a third-party vendor's schedule.

The work of managing a single-family rental does not change when rent goes up, so neither does our fee. Full detail on our pricing page.

Frequently asked questions
- How much does property management cost in Greenville, SC?
- Most Greenville managers charge 8–10% of collected rent plus about one month's rent to place a tenant. Plenteous charges a flat $115 per month per door, $500 for tenant placement, and $250 for a lease renewal. We charge nothing while a unit is vacant.
- Do you manage both long-term and short-term rentals?
- Yes. We run long-term rentals and short-term/furnished rentals on the same operating system, and we own both types ourselves. If your property would earn more one way than the other, we will tell you before you sign anything.
- What areas do you serve?
- Greenville, Greer, Simpsonville, Mauldin, Taylors, Travelers Rest, and Easley, plus the surrounding Upstate. Our office is at 3215 Old Buncombe Rd in Greenville.
- Do you use in-house maintenance crews?
- Yes. Electrical, plumbing, HVAC, carpentry, and unit turns are handled by our own technicians. Work is marked up like any service line, but there is no outside vendor taking a retail margin first, so the all-in invoice is usually lower.
- How long is your management agreement?
- Twelve months, and it renews month to month after that. Ask us directly about cancellation terms for your situation — we put them in writing before you sign.
- How do you screen tenants?
- Credit, income verification at roughly 3x rent, employment verification, rental history with prior landlords, and a criminal and eviction search, applied consistently to every applicant under fair housing rules.
- When do owners get paid?
- Rent is disbursed monthly by ACH once funds clear, with an itemized owner statement showing income, repairs, and fees line by line.
- What happens if I would rather sell than keep renting?
- We buy houses in the Upstate through our acquisitions arm. If renting is not the right answer for your property, we will make you an offer rather than talk you into a management agreement. See our sell-your-rental page.
