Flat $115/month per door.

The work to manage your property is the same whether rent is $1,200 or $2,800. Percentage managers charge more for the same work as your property earns more. We don't. The flat fee is a conviction, not a marketing line.

03 · No retail-repair games

Real cost, fair margin, line items shown.

We run our own repair team. A recent HVAC repair — capacitor, two filters, thermostat — was $435 all-in through our team vs. a $760 outside quote for the same work. We're honest: in-house isn't always cheaper, and we use third-party vendors when that's the right call. Our owned properties get no priority — repairs go in line; the team has zero incentive to jump our own properties ahead of a client's.

How and when do I get paid?

Rent is collected and reconciled monthly. Owner disbursements go out on a set schedule with a clear monthly statement showing income, expenses, and line-item repair invoices.
