What to check in your current agreement
Before you give notice, read the termination clause for these four things:

- Security deposit. Confirm whether your current manager is holding your tenant's security deposit or whether it stayed in your own account.

A clean transition typically has five parts. If any of these are missing, the tenant experience suffers and you can end up with gaps in your records.

Your management fee applies only to months your rent is collected. Vacant month, or a month the tenant doesn't pay — you owe us nothing.

02Our tenant, our problem.
If a tenant we placed has to be evicted, we run the eviction at no charge to you. We handle evictions in-house, so there's no legal bill in the ordinary case. Inherited a tenant from a previous manager or from self-managing? Flat $699.
Terms: Covers filing fees, court costs, and our coordination for tenants placed by Plenteous under our standard screening criteria. We handle evictions in-house and do not use outside counsel in the ordinary course. In the rare event a contested matter requires an attorney, those fees are the owner's, and we'll tell you before anything is incurred.
03We replace them free.
If a tenant we placed is evicted or leaves without paying the lease-break fee, we find your next tenant with no placement fee.
Terms: Applies to tenants placed by Plenteous within 12 months of placement. Free placement applies to the same property.
